{"id":6977,"date":"2015-07-10T22:52:10","date_gmt":"2015-07-11T05:52:10","guid":{"rendered":"http:\/\/69.46.6.243\/?p=6977"},"modified":"2015-07-10T22:52:10","modified_gmt":"2015-07-11T05:52:10","slug":"calaveras-county-real-estate-market-jumps-forward","status":"publish","type":"post","link":"https:\/\/new.thepinetree.net\/?p=6977","title":{"rendered":"Calaveras County Real Estate Market Jumps Forward"},"content":{"rendered":"<p>Calaveras County, CA&#8230;Calaveras home sales softened in April, but the housing market momentum picked up in May and continued to be solid through the month of Jun as the spring home-buying season marked higher year-over-year home sales and prices for the fourth straight month, the CALAVERAS COUNTY ASSOCIATION OF REALTORS\u00ae (C.C.A.R.) said today.<\/p>\n<p><a href=\"https:\/\/new.thepinetree.net\/wp-content\/uploads\/2015\/07\/ccarsales.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/new.thepinetree.net\/wp-content\/uploads\/2015\/07\/ccarsales.jpg\" alt=\"ccarsales\" width=\"640\" height=\"743\" class=\"alignnone size-full wp-image-6978\" srcset=\"https:\/\/new.thepinetree.net\/wp-content\/uploads\/2015\/07\/ccarsales.jpg 640w, https:\/\/new.thepinetree.net\/wp-content\/uploads\/2015\/07\/ccarsales-258x300.jpg 258w, https:\/\/new.thepinetree.net\/wp-content\/uploads\/2015\/07\/ccarsales-570x662.jpg 570w, https:\/\/new.thepinetree.net\/wp-content\/uploads\/2015\/07\/ccarsales-150x174.jpg 150w, https:\/\/new.thepinetree.net\/wp-content\/uploads\/2015\/07\/ccarsales-431x500.jpg 431w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p>Home sales rose during the second quarter of this year, the second highest level in<br \/>\nnearly two years. Closed escrow sales of existing, single-family detached homes in<br \/>\nCalaveras totaled a seasonally adjusted annualized rate of 453 units with 329 still<br \/>\npending sale, according to information collected by C.C.A.R. from the local<br \/>\nREALTOR\u00ae association MLS. The sales figure represents what would be the total<br \/>\nnumber of homes sold during 2015 if sales maintain the second quarter pace<br \/>\nthroughout the year. It is adjusted to account for seasonal factors that typically<br \/>\ninfluence home sales.<\/p>\n<p>The second quarter figure was up 26.39 percent as it pertains to volume of home<br \/>\nsales. Home values were up by 9.84 percent from a year ago. These sales figures so<br \/>\nfar have outpaced last year by more than 5 percent.<\/p>\n<p>The list price to sell price ratio is down by .18 percent. Sales-to-list price ratio is an<br \/>\nindicator that reflects the negotiation power of home buyers and home sellers under<br \/>\ncurrent market conditions. The ratio is calculated by dividing the final sales price of a<br \/>\nproperty by its last list price and is expressed as a percentage. A sales-to-list ratio with<br \/>\n100 percent or above suggests that the property sold for more than the list price, and a<br \/>\nratio below 100 percent indicates that the price sold below the asking price.<br \/>\n\u201cHome buying continues to be strong, especially in areas where insufficient housing<br \/>\nsupply is less of an issue,\u201d said C.C.A.R. Administrative Officer<br \/>\nValerie Moon. \u201cWith mortgage interest rates edging up recently and an imminent<br \/>\nincrease in rates by the Federal Reserve, housing affordability concerns will be<br \/>\nheightened but may also prompt prospective buyers to feel a sense of urgency to enter<br \/>\nthe market.\u201d<\/p>\n<p>The median price of an existing, single-family detached Calaveras home edged up in<br \/>\nfrom both the previous quarter and year for the sixth consecutive month. The median<br \/>\nhome price is up to $259,500. A 6.42 percent increase in value over this time last year.<br \/>\nThe median sales price is the point at which half of homes sold for more and half sold<br \/>\nfor less; it is influenced by the types of homes selling as well as a general change in<br \/>\nvalues.<\/p>\n<p>\u201cA healthy growth rate in home prices is an essential ingredient to a sustainable<br \/>\nhousing market recovery,\u201d said Moon adding, \u201cWith the statewide median price<br \/>\nincreasing at a pace more in line with the historical norms since late 2014, regional<br \/>\nmarkets across the county are finally showing sales improvements this year.\u201d<\/p>\n<p>Mortgage rates increased in May, with the 30-year, fixed-mortgage interest rate<br \/>\naveraging 3.84 percent, up from 3.67 percent in April but down from 4.19 percent in<br \/>\nMay 2014, according to Freddie Mac. Adjustable-mortgage interest rates edged up in<br \/>\nMay, averaging 2.49 percent, up slightly from 2.46 in April and 2.43 percent in May<br \/>\n2014.
