Copperopolis, CA…PLANNING COMMISSION NOTICE OF PUBLIC HEARING Lead Agency: Calaveras County Planning Department, 891 Mountain Ranch Rd., San Andreas, CA 95249 2016-071 CONDITIONAL USE PERMIT FOR ANTHONY BENITES. The applicant is requesting a conditional use permit (CUP) to establish a ministorage warehouse facility in the rear an existing structure. Other proposed uses on the property include possible retail in the existing building and a new coffee drive-through hut the existing parking area.

The subject property is located at 16 Cosmic Court in Copperopolis. APN: 061-040-014 is a 1.25 acre parcel. The parcel is serviced by public water and sewer, and is adjacent to O’Byrnes Ferry Rd.
The property is currently improved with a 7,016 square foot building and a paved parking lot. The subject parcel is flat with planted landscape features on the perimeter. The site is void of any bodies of water or known wildlife habitat. A Negative Declaration was prepared and was available for review from November 2, 2016 through November 22, 2016.
NOTICE IS HEREBY GIVEN that the Calaveras County Planning Commission will conduct a public hearing on Thursday, December 22, 2016 at 9:00 a. m. or soon thereafter to consider the above referenced project. The public hearing will be held in the Calaveras County Board of Supervisors Chambers, Government Center, 891 Mountain Ranch Road, San Andreas, California.
Pursuant to Government Code 65009, if anyone challenges the above listed issues in a court of law, the challenge may be limited to raising only those issues you or someone else raise at the public hearing described in this notice, or in written correspondence delivered to the Commission, at or prior to, the public hearing.
