San Andreas, CA…NOTICE OF INTENT TO ADOPT A NEGATIVE DECLARATION. LEAD AGENCY: Calaveras County Planning Department43, 891 Mountain Ranch Rd.43, San Andreas, CA 95249 2017-144 Zoning Amendment for Victoria Teller: This application proposes to amend the zoning of two parcels of land in Calaveras County, APN: 024-001-033 a 7.33-acre parcel and APN: 024-001-034 a 1.45-acre parcel currently zoned RR-1.3 (Rural Residential – 1.3-acre minimum parcel size). Lot Line Adjustment 17-20 proposes to re-locate the common boundary between these two parcels by merging a 1.27-acre portion (approximately) of APN: 024-001-033 zoned TP (Timber Production) with APN: 024-001-034 currently zoned RR-1.3 (Rural Residential – 1.3-acre minimum parcel size). The LLA creates a split zoning that is proposed to be resolved by way of an immediate rezone of the 1.27-acre portion of APN: 024-001-033 from the TPZ. The reminder of APN: 024-001-033 will remain in the TPZ. For consistency with the General Plan, the approximately 2.27-acre parcel resulting from the LLA is to be re-zoned from TP and RR-1.3 to RA (Residential Agriculture).
NOTICE IS HEREBY GIVEN that the Calaveras County Planning Department has prepared a Negative Declaration, pursuant to the requirements of the California Environmental Quality Act (CEQA), for the above described project.
PUBLIC REVIEW PERIOD: A 30-day public review period for the Negative Declaration will commence on August 10, 2018 through September 10, 2018 for interested individuals and public agencies to submit written comments on the document. Any written comments on the Negative Declaration must be received at the above address within the public review period. Comments can also be made during the public hearing. Copies of the Negative Declaration and Initial Study are available for review at the above address or by contacting the Gina Kathan in the Planning Department.
Pursuant to Government Code 65009, if anyone challenges the above listed issues in a court of law, the challenge may be limited to raising only those issues you or someone else raise at the public hearing described in this notice, or in written correspondence delivered to the Commission, at or prior to, the public hearing. You are welcome to review the application at the Calaveras County Planning Department during normal working hours, 8:00 a. m. to 4:00 p. m., Monday through Friday except county holidays.
