Angels Camp, CA…Christmas came early for Habitat for Humanity Calaveras when they recently received word they were awarded a $10 million grant from the state’s Department of Housing and Community Development CalHome program. It is believed to be the largest grant award ever for a Calaveras County non-profit.
“Habitat Calaveras is thrilled to be one of the CalHome Funding Award recipients for our Eureka Oaks Development in Angels Camp,” said Lynne Ayers, executive director of the local Habitat affiliate. “These funds will allow us to complete the infrastructure of underground work as well as the streets, sidewalks, and lights and set the scene for the vertical build of single-family homes, condos, and a neighborhood park.”
Some $259 million was requested from the CalHome fund from statewide agencies and non-profits, but only $135 million was awarded with Habitat Calaveras landing the largest grant in the state. “Due to the advocacy work done by California Habitat, rural counties now have the opportunity to compete and be awarded these funds,” Ayers explained.
“This grant is just for the “ground down,” Gregg Smith, board president of Habitat Calaveras, excitedly said. “There are many large steps to go,” Smith said. While this grant only funds about one-fifth of the construction budget, there is still a huge need for more funding, volunteers skilled in grant writing, soliciting in-kind services and donations, and all-around volunteers.
Smith is referring to Habitat Calaveras’ Eureka Oaks project — a 107-unit residential development — planned off Copello Drive on the north end of Angels Camp. Seventeen acres were donated in 2017 by a local couple and plans are in the works for 65 three- and four-bedroom homes in the first phase and 42 two- and three-bedroom condominiums in the second phase. The group expects to break ground in 2024. Eureka Oaks homes will be sold to local families with household incomes up to approximately $104,650 for a family of four. Future homeowners commit to contributing up to 500 “sweat equity” hours. Their mortgages will be no more than 30% of their gross monthly household income.
“We are excited to see Eureka Oaks rise before our eyes and provide housing opportunities for qualified homebuyers in Calaveras County. Individuals working in Calaveras but commuting from outside the county will also have a chance to qualify for safe, affordable, attainable, and sustainable local housing,” said Ayers.
